Cat B fit-out scheme at China Re

Mint MEP consultants were called upon to design building services at 70 Gracechurch Street, London as part of a Cat B fit-out for new leasee and global reinsurer, China Re. These commercial office premises are located in a prominent corner position between Gracechurch Street and Fenchurch Street in the City of London. The site is close to Leadenhall Market and Bank, Monument and Fenchurch Street train stations. This project entailed reconfiguring MEP services to the west side of level 06, covering power, light and air conditioning.

The existing services were simply installed to a Cat A, open plan arrangement. This needed to be modified to accommodate the client’s requirement for a new space plan with multiple rooms. Landlord approval procedures had to be satisfied at every stage to ensure that the 6th floor design solution would enhance rather than compromise the integrity of the overall building services. Together with short construction timescales for the project this added to the design complexity.

The new floor plan entailed the office space being divided into separate offices, meeting rooms and ancillary rooms. Mint MEP provided an air conditioning design solution to ensure individual temperature control for each internal space. To ensure efficient operation and accommodate heating and cooling loads at peak occupancy we specified the relocation of existing fan coil units and the installation of new units to suit the new space plan.

Similarly, we redesigned the electrical services to modify the Cat A fit-out to the client’s Cat B requirements. This included a provision to upgrade lighting control systems as part of the building management systems. Individual room lighting controls were complemented by a system of timers and sensors to conserve energy usage.

Despite the challenging timescales, our MEP consultancy support was a critical part of a successful team effort to deliver the finished project on budget and on time.
